The Ozarks have most of those regions priced way out off the chain by now . Arkansas may still hold some consideration . West Virginia is now getting snapped up by retiring boomers and people leaving Florida, California and New York.

How’s property taxes, and home owner’s insurance? I would imagine it would be high being in tornado alley, right? I’m considering Alabama for the low property taxes. I currently live in CT, and it’s rough out here. CT is called the “Constitution State” but after living here, it feels more like the Communist State.
@@doubledown8229 Even in my small town, property taxes are high. Seems like everyones houses/land value went up a bunch even if nothing was done or depreciated in value. They’re working to move the money around, but being a small business owner either way I’ll feel the burden as they’re planning to raise sales tax. Insurance is fair per year. About $260 every quarter. My fiancé pays a little more on her homestead as she has more buildings on the land. Both extremes of -40 & 110 can make it interesting to live, but in the southeastern part of the state we get a ton of rain.

There’s a unique region with artesian wells in the sandhills of Nebraska where the land does not support big AG well but rather grazing. Rose, Nebraska still has the native prairie grasses in tact. Organic grass finished beef and bison from the Perfect 10 Ranch keeps me in Nebraska.
How about Iowa?

Property taxes yes. If you can get land classified as agricultural it’s better.

Nebraska’s climate varies wildly from the east to the west. The Sand Hills have much different weather and climate than the southeastern part of the state. Anything west of the 100th meridian is going to be semi-arid.
A notable person growing oranges in Nebraska russ finch. He has an in ground greenhouse. I think he even has plans for sale so others can grow citrus where you get hard freezes. And with little to no electricity input.
@@JosiahK555 Yeah, I mentioned he should check out the video on Alliance. Very cool concept. Thought about heating a shop that way since it’s a bear when glue freezes mid spread
@@villeneuvewoodworks ya the tubes to use ground temp to regulate the green house temp is huge. Or just need a green house over the shop in winter! And figure out how to take it down in spring…
Nuclear power plants in that portion of SE NE. Cooper Nuclear Power Station and Nebraska City Power Plant.
I was in Nebraska yesterday. Its great if you like corn fields😂.
That little green area in southeast corner is my home! Land is uber expensive. But it’s a good place to raise kids.

From Nebraska, Winters suck, woods are slim, creeks are low and slow flow. Definitely not a place to homestead conveniently, but it can be done. I do get jealous of the people that can have running water from the mountains constantly feeding their livestock and rarely any worry about freeze.
The bessey ranger district in Nebraska is the largest man made forest in North America. Started in 1920 by Charles bessey. Nebraska turned out to be a very receptive climate to planting trees
